Commercial and Industrial Foundation Repair, Backed by 90+ Years
You probably know Olshan as a leading provider of residential foundation repair. Our Commercial and Industrial division brings that same expertise to structures of every kind, with one team handling assessment, engineering coordination, permitting, installation and closeout, so your repair lands on time and on budget.
Pick Your Property. See What We Fix.
As the industry leader, we have worked on every imaginable type of building and structure. Select your property type below.
Retail, Restaurant & Hospitality
Sales floors, storefront approaches, parking lots and drive lanes settled by clay and poor fill. Repairs can often be completed overnight so the doors open on time and no construction zone sits at your entrance.
Warehouse, Distribution & Industrial
Loading docks, rack-loaded slabs, tilt wall panels, plant floors and equipment pads. Work is phased by zone or shift so receiving and production never stop.
Office, Multi-Family & Property Management
Occupied buildings, parking garages, elevator pits, breezeways and common areas. Tenant-friendly scheduling, clean sites and one contact for the whole portfolio.
Government, Municipal & Infrastructure
Streets, sidewalks, bridges, railroads, culverts, stormwater structures, public buildings and monuments. Prequalification, procurement and insurance paperwork handled.
Schools, Churches, Healthcare & Institutional
Work scheduled around calendars, services and patients. Occupied-building protocols, dust and noise control, background-checked crews and clean closeout.
Historic, Waterfront & Specialty
Historic masonry lifting and leveling, subfloor and beam replacement, encapsulation for air quality, bulkheads, seawalls, monuments and new construction support.
Turn-Key Commercial Solutions
One point of contact from assessment through permitting, installation, closeout and warranty, with independent licensed engineer review coordinated whenever your project calls for it. If it is a structure, we can stabilize it.
Foundation Repair & Underpinning
Helical piers, driven steel piers, pressed pilings, drilled piers, commercial concrete pilings and our patented Cable Lock™ ST Plus hybrid system.
Concrete Lifting & Slab Repair
PolyLift™ polyurethane injection for warehouse floors, loading docks, parking lots, sidewalks and trip hazards. Void filling under slabs and pads.
New Construction Helical Piers
Deep helical support installed ahead of the build, torque-verified and installed to the engineer’s specification for new commercial construction.
Structure Elevation
Lifting buildings above the flood plane, plus historic structure lifting and leveling, with phased cribbing and elevation surveys throughout.
Tilt Wall & Wall Stabilization
Tilt wall panel repair and stabilization, carbon fiber straps, wall anchors and helical tiebacks for bowing or cracked walls.
Drainage & Water Management
Surface and subsurface drainage, commercial basement waterproofing, exterior membranes, sump systems and French drains to help stop water intrusion.
Soil Stabilization & Tunneling
Soil stabilization, void fill, erosion repair, tunneling and under-slab access that keeps work outside your building.
Under-Slab Plumbing
Leak detection and repair for the water and sewer lines beneath your slab, often the hidden cause of commercial foundation movement.
Repair the Slab Without Shutting Down the Building
Downtime costs more than the repair. High-density polyurethane injection lets us lift and stabilize warehouse floors, loading docks, parking decks and industrial slabs through dime-sized ports, with no heavy equipment, no tear-out and no lengthy cure times. We build the schedule with your operations team and phase the work by zone, shift or after hours so your business keeps moving.
Featured Project: National Sporting Goods Retailer, Dallas
The sales floor slab had settled in a high-traffic area. A tear-out would have meant a construction zone at the main entrance and days of lost sales. Our commercial team injected high-density polyurethane beneath the slab after closing, lifted and stabilized the floor, patched the ports and cleared the site before the morning shift. No closure. No fenced-off entrance. No disruption to customers.
The Right Piling for the Load, the Soil and the Budget
Commercial structures do not get one-size-fits-all repairs. The system is chosen for the load, the soil profile and the engineer’s specification. Select a system to see how it works.
Cable Lock™ ST Plus
Patented hybrid piling that locks concrete and steel together with a cable for a deeper, stronger, more reliable repair. U.S. Patent #8,500,368.
Helical Piers
Torque-verified capacity for both remedial repair and new construction, including deep helical support installed ahead of the build.
Driven Steel Piers
Deep penetration for heavy structural loads.
Pressed Pilings
Proven and economical for slab-on-grade structures.
Drilled Concrete Piers
Poured in place to engineer-specified depth.
Bell-Bottom Piers
Wider bearing area for specific soil conditions.
For Engineers, Architects and General Contractors
Olshan’s commercial team works as a subcontractor and partner on multi-trade projects. Bring a stamped design and we quote and install to it. We are installers, not a design firm: when a project needs stamped drawings or a review, independent licensed engineers handle the design, and we supply the field data to support them.
How a Commercial Project Works
Free Site Assessment
A commercial estimator or Certified Structural Technician inspects the structure, takes elevations and reviews any engineer reports, drawings or soil data you have.
Repair Plan & Proposal
You receive a written repair plan with the recommended system, scope, phasing and pricing. Engineer-specified designs are quoted as drawn.
Phased Installation
In-house crews execute on your schedule, coordinating with facilities, tenants and other trades to keep the property operating.
Closeout, Warranty & Monitoring
Final elevations, documentation and available warranty options. Optional monitoring systems track the foundation going forward.
A Word About Olshan Commercial and Industrial Services
Commercial Foundation Repair FAQ
Is the commercial assessment really free?
Yes. Our commercial team evaluates the structure at no cost and with no obligation, then provides a written repair plan with pricing. If you already have an engineer’s report, we will quote the specified design.
Can you work while the building stays open?
In most cases, yes. Polyurethane injection, interior pilings and wall reinforcement can be phased by zone, shift or after hours. We build the schedule with your operations or facilities team so tenants, customers and production are not interrupted more than necessary.
What types of pilings do you install?
Helical piers, our patented Cable Lock™ ST Plus hybrid pilings, pressed concrete and steel pilings, driven steel piers, drilled concrete piers, commercial concrete pilings and bell-bottom piers. The system is chosen for the load, the soil profile and the engineer’s specification.
Do you support new commercial construction?
Yes. We install deep helical pier systems ahead of the build, torque-verified and installed to the engineer’s specification, along with pre-construction ground improvement and soil stabilization.
Can you elevate a structure above the flood plane?
Yes. Our team lifts and elevates structures above the flood plane using phased cribbing and elevation surveys, including historic buildings that require careful lifting and leveling.
Do you repair tilt wall and parking garage structures?
Yes. We stabilize and repair tilt wall panels, reinforce bowing or cracked walls with carbon fiber straps, anchors and tiebacks, and lift and stabilize parking decks, ramps and slabs with polyurethane injection or underpinning.
Do you work with structural engineers and general contractors?
All the time. We are not engineers ourselves: we install to stamped designs, coordinate with independent licensed engineers when a design is needed and integrate with your GC’s schedule and other trades. Olshan is known as a dependable team player on multi-contractor projects.
Is the work backed by a warranty?
Yes. Repairs are backed by available warranty programs that deliver ongoing support after installation. Warranty details are spelled out in your proposal.
Where do you work?
Olshan operates 20+ offices across Texas, Tennessee, Mississippi, Arkansas, Kansas, Missouri and surrounding states. Call and we will route your project to the right commercial team.
